| BUILDING, PLANNING AND PUBLIC SAFETY |
Where does the street right-of-way end and my property begin? The only sure answer to that question is to have the property surveyed. However, one method for locating the property line within one to three feet of its location is to: (1) obtain the width of the street right-of way from your title report or from the San Bruno Engineering staff; (2) measure the width of the street between curbs to find its centerline; (3) use a measurement that starts from the roadway centerline towards your property that is half the roadway width obtained in step one. Don’t be surprised if it extends behind the sidewalk. Word of caution: The roadway is not always built in the center of the right-of-way. Only a licensed surveyor/civil engineer can accurately locate your property line. Where can I get a pop-up cap for my sewer cleanout connection? You can go to City's Corporation Yard at 225 Huntington Avenue. Each homeowner will be issued a pop-up cap at no charge. Do I need a building permit for my project? The general rule is everything requires a permit, although the code allows some exceptions. Almost all repairs, conversions, demolitions, changes in occupancy, additions and alterations require a building permit, including plumbing, electrical, mechanical, and structural changes. They are also required for smaller projects such as roofs, sewer lines, and water hearers. If you're not sure if you need a permit, contact the Building Division at 616-7076. Can I do an addition to my house? The amount you can add onto your home depends on the size of the existing home, size of the lot, and amount of covered parking. Many larger additions require approval from the Planning Commission. Small additions can typically be approved with only a building permit. For more information, visit the Community Development Department website at http://www.sanbruno.ca.gov/comdev_main.html or call 650 616-7074. Can I complain if my neighbor is building without permits, or has trash/junk on their property?Yes, the City's Code Enforcement Division works to solve these types of problems. To make a complaint, call 650 616-7076 and have the following information available: site address where the problem is occurring, description of the issue, your name, and contact phone number. City staff will keep your name and phone number confidential, we will not tell your neighbor who complained (unless it is subpoenaed in a court case). What should I do with expired or unused prescription medications? In the wrong hands, prescription medications can have fatal consequences. If they are not disposed of properly, they can contaminate the wastewater system. The San Bruno Police Department is one of several law enforcement agencies in the County to house a drop off container for this pilot program. Residents can bring their unused medication and place the items into the marked receptacle located in the Police Department lobby. The lobby is open 24 hours a day, 7 days a week. Please do not dispose needles or syringes in the receptacle. This is the area outside your property that generally includes the sidewalk, curb and gutter, planting strip, driveway cut to your property and the street. An encroachment permit is not only the mechanism by which you gain permission to do work in the right-of-way, but it also assures that your work will be inspected to established standards and, upon acceptance, protects you from potential liability that may otherwise come about by substandard or unauthorized work. More on getting an encroachment permit. Who is responsible for fixing the sidewalk?Basic responsibility for sidewalk repair rests with the adjacent homeowner.
