Transit Corridors Plan

Purpose
The San Bruno Downtown and Transit Corridors Specific Plan (Transit Corridors Plan) will create a community vision and establish a blueprint to guide future development and stimulate reuse and intensification in Downtown and along El Camino Real, San Bruno Avenue and San Mateo Avenue in the core of the City. Specific Plan
M.I.G. is the City’s consultant for the Transit Corridors Specific Plan, which will create a regulatory document with detailed policies, design guidelines and development standards to guide future public and private improvements. It will include an implementation strategy to guide Redevelopment Agency actions to encourage and support private investment in the downtown and transit corridors area.

Relationship to Grand Boulevard Initiative
San Bruno recently adopted a General Plan update that incorporates the guiding principles of the Grand Boulevard Initiative, which will become an integral component of the Transit Corridors Plan. The Transit Corridors Plan will promote El Camino Real as a boulevard to overcome barriers and link the downtown with the surrounding transit corridors, BART Station and future Caltrain Station, and residential neighborhoods. The stretch of El Camino Real within the Transit Corridors Plan area is six lanes wide, with parking on both sides and a turn lane. The City is encouraged by the proposed design exceptions currently being discussed with Caltrans to reduce traffic speed, improve pedestrian and bicycle crossings, and enhance streetscape.

Transit Oriented Development Land Use District
The new General Plan creates a Transit Oriented Development Land Use district along El Camino Real and San Bruno Avenue within the transit corridors area, allowing mixed-use high-density housing and commercial development that will promote walkability and transit use.

Public Participation
A 17-member Steering Committee was formed to advise the Redevelopment Agency and Planning Commission and provide overall policy direction for the plan. The steering committee includes Redevelopment Agency and Planning Commission members as well as various stakeholders including residents, business owners, property owners and real estate professionals. The planning process includes three community workshops to create the vision framework, recommend design standards, review of the plan components.

Timeline
