Project Description | The project proposes to renovate the former Melody Toyota Dealership and Showroom as a market-ready biotechnology laboratory and office, consisting of 60% lab space and 40% office space. Once complete, the laboratory would operate from 8 am to 5 pm, Monday through Friday, with an estimated 36 to 40 employees at one time. The redevelopment includes an increase in square footage, interior commercial tenant improvements, exterior improvements to the façade, installation of new mechanical equipment, and site improvements to the parking area. The project also proposes a 15,530 square feet surface parking lot on the northern portion of the site that would provide 31 parking stalls for staff and visitors, a new motorcycle parking area, bicycle parking area, EV charging stations, a loading area, and ADA accessibility-compliant parking. As proposed, two-way vehicle access would be provided via two existing and improved twenty-foot-wide driveway curb cuts along El Camino Real. The existing curb cut on Hensley Avenue will be removed. The proposed biotechnology laboratory and office would also implement 2,205 square feet of landscape area, which would include a mixture of low-maintenance trees, shrubs, and ground cover. |
